Our Experience
Our design review & construction management framework is grounded in engineering and architectural principles and is hardened by years of experience across thousands of development projects.
Due Diligence, Document Review & Construction Oversight for Development Projects
PR&A offers unparalleled expertise and has served as an integrated consultant for thousands of developments, supporting some of the largest and most diligent investors across the capital stack.
Comprehensive Development Services
Our services encompass every stage of a development project, from initial programming and land acquisition to stabilization or disposition. We have developed institutional processes for development due diligence and comprehensive field procedures for construction oversight, quality control, and draw review.
Detailed Reporting and Risk Management
Our extensive experience and detailed reporting enable clients to thoroughly understand the scope of each project while managing design and construction risks, budgets, and payment procedures for investment partners and lenders.
National Presence
We have active development and construction projects in nearly every metropolitan city. This has allowed us to work with many regional and local developers and contractors, providing our staff with key experience and insight that can help our clients understand regional and local development risks as well as national trends.
Feasibility Review
The feasibility review is typically conducted at the initial stages of the project during land acquisition and project configuration and includes a review of entitlements, flood and seismic zones, utility and offsite requirements, geotechnical & environmental reports, peer review of schematic drawings and specifications, and preliminary schedule, budget, and contract documents.
Document and Design Review
The design and document review (DDR) is conducted near the final stages of pre-development, prior to the execution of the construction agreement and finalization of the design and construction documents. In addition to the documents reviewed in the feasibility period, PR&A will peer review the permit drawings and specifications as well as the construction agreement and other contract exhibits.
Construction Monitoring & Draw Review
Construction Monitoring includes the ongoing review of the development schedule, progress, quality, materials, and financial documents. PR&A’s scope includes regular quality and progress site visits and review of the monthly development draw requests, contractor payment applications, and change orders.
Construction Closeout
PR&A can conduct a comprehensive review of the developer close out documents, contractor and subcontractor binders, and final construction monitoring site assessment at the completion of the project. This ensures that all contract procedures are completed prior to the release of final payments to the developer and contractor.
Warranty Assessments
PR&A tracks the contractor and subcontractor warranty dates for development projects and performs warranty walks before the expiry of the one-year warranty and a periodic basis for extended warranties. This allows the owner to provide a comprehensive listing of defective items that may require corrective action by the associated party.
