The 212 Fifth Avenue conversion project was the redevelopment of an existing high rise office building into a mixed use retail & multi-family asset in Midtown, Manhattan. The renovation project included the restoration and conversion of this 1913 Fifth Avenue office tower into a 24‑story mixed‑use building with 48 luxury condominiums, ground‑floor retail and residential amenities. The existing steel & concrete structure was generally retained while adding new stair and elevator cores, selective new steel and concrete enhancement, full interior demolition and high‑end finishes, restoration of the landmarked façade, upgraded MEP systems (chillers, boilers, pumps, sprinkler system with a 200‑HP fire pump, and a 300 kW emergency generator), and perimeter site work.

PR&A performed a design and document review, construction monitoring, and closeout services to support the this office to residential conversion.
